What Security Officers Actually Do During Property Patrols
A patrol is not a lap around the parking lot. Here is what a Diligence Security Patrol Officer actually checks, documents, and reports on every visit.
Property managers often ask a fair question: what exactly happens during a patrol? It is a reasonable thing to want to know, because the difference between a meaningful patrol and a drive-through is enormous — and from the outside, both can look the same in the moment. The distinction lives in the work an Officer performs after the vehicle stops, and in the record left behind afterward.
The Patrol Begins Before Arrival
Every Diligence Security Patrol Officer reads the site's post orders and recent activity before rolling onto the property. If the last three visits noted a propped rear door, an unsecured gate, or a vehicle loitering in the back lot, that history shapes the visit. Patrols that ignore what happened yesterday are simply repeating themselves; patrols that build on it get ahead of a problem.
Perimeter and Access Control Checks
The Officer works the perimeter first — fence lines, gates, roll-up doors, loading docks, stairwells, and every exterior entry point. Doors are physically tested rather than glanced at. Gates are confirmed latched and locked. Lighting outages are noted, because a dark corner is an invitation, and burnt-out fixtures are one of the most common findings in Mobile Patrol reports across the region.
Interior and Common-Area Sweeps
Where interior access is authorized, the Officer sweeps corridors, stairwells, elevator lobbies, laundry rooms, mail rooms, and utility spaces. These are the areas where trespass, vandalism, and unauthorized overnight occupancy tend to begin. On residential and mixed-use properties throughout Renton, Puyallup, and Everett, an interior sweep is frequently the check that surfaces a problem before a resident ever calls it in.
Life-Safety Awareness
Officers are trained to notice life-safety conditions, not just criminal ones: blocked egress, chained exit doors, an obstructed fire lane, a panel in trouble, an extinguisher past inspection. Contact, De-escalation, and Documentation
When an Officer encounters a person on the property after hours, the objective is a calm, lawful, professional contact. Our Officers complete the Officer Integration Program (OIP), which devotes substantial time to verbal de-escalation and the limits of private security authority in Washington. Most contacts end with a voluntary departure and a written note — the outcome that serves a Client best.
The Report Is the Product
Every visit produces a timestamped report: what was checked, what was found, what was corrected, and what needs the Client's decision. Photographs accompany anything material. Over weeks, those reports become a pattern map of a property — which door fails, which hour draws activity, which corner needs light. That record is what turns patrol into prevention, and it is available to every Client we serve across the Puget Sound region.
Randomized Timing, Consistent Standard
Patrol times are deliberately varied so the schedule cannot be learned and waited out, while the checklist itself stays consistent. Sites needing continuous coverage move to On-site Officers, and anything urgent between visits is handled through 24/7 Emergency Response.
